Holding Deposit

1 Weeks rent as a holding deposit

This is transferable against your full deposit, ready for your tenancy start. A holding deposit is only refundable should a landlord chose to withdraw from entering into the agreement.*


Once a holding deposit is received the referencing process will commence.


5 Weeks rent as a deposit unless otherwise stated.

To be protected in line with current legislation. Deposits can not be used to cover the last month’s rent.


1 months’ rent in advance

1 Months’ rent in advance is required as cleared funds prior to the tenancy start.

Right to Rent Checks

This is when a prospective adult occupant of a rental property shows their identity documents in person to a landlord or letting agent. This is a similar checking process to presenting your passport (and visa) to a border control officer at an immigration check point.


Applicants need to be able to prove an income of 2.5 times the annual rent. Guarantors need to be able to prove an income of 3 times the annual rent.

*Primrose Properties retain the right to withhold a holding deposit where a perspective tenant. provides false or misleading information, fails the Right to Rent Check, withdraws from entering into the tenancy agreement or fails to take reasonable steps from entering into a tenancy agreement.

  • 3 Years SA302 (latest) – If Self Employed
  • Proof of Benefit Income – Housing Benefit is NOT accepted as a provable income
  • 6 Months Bank Statements – From date of reference application
  • 6 Months Pay Slips – From date of reference application
  • Work Visa OR Certificate of Entitlement to the right of abode in the UK – If applicable
  • Current Equifax or Experian full credit report

All charges are inclusive of VAT where applicable.
